Premium Sells Out First

When a big game lands late, general seating gets the attention. How many seats, where do they go, can we sell them. But the first inventory to run out is almost never general admission. It's premium.

Donors want in. Sponsors want space to host their clients. Boosters, alumni leadership, and corporate partners all expect a seat that matches their relationship with the program. The visiting school brings its own athletic department, its own donors, and its own VIPs, and they expect to be hosted too. Demand for premium spikes faster than demand for anything else, and it lands on the least flexible inventory in the building.

Why premium is the hardest to add

Suites and clubs are built into the structure. General seating can often flex into corners and open ends. Premium space can't just be bolted on, because it has to deliver more than a view. It usually needs:

  • Cover and comfort. A December game can mean cold, wind, or rain. Premium guests expect to be sheltered, and often heated.
  • Food and beverage service. Space for catering, bars, and staff to work without crossing guest traffic.
  • Separate access. Its own entry, restrooms, and circulation, so premium guests aren't moving through the general concourse.
  • Finish. Flooring, furniture, and detail that match what a donor paid for.
  • Sightlines. A premium space with a compromised view isn't premium.

That's a lot to deliver in the time between confirmation and kickoff, which is exactly why it runs out first.

What the options look like

Temporary premium space tends to fall into a few categories, each with a different cost and lead time:
Covered hospitality structures on concourses, plazas, or open ends
Field-level suites or club decks
Covered skyboxes or viewing platforms built over dead space
General seating sections converted into premium areas

Turnkey hospitality compounds outside the bowl for pregame

Most programs benefit from thinking in tiers: a straightforward covered deck, a furnished hospitality space, and a fully enclosed, climate-controlled environment. Knowing in advance which tier fits which location turns a late scramble into a quick decision.

 

What to settle before the game is confirmed

  • Where premium could go. The spaces able to carry cover, service, and separate access are fewer than the spaces able to carry seats.

  • Which tier fits where. Not every location can support a fully enclosed environment.

  • Who gets first access. Donor, sponsor, and visiting-school allocations are easier to agree on in September than in December.

  • Pricing. Premium inventory that has to be priced after it's confirmed usually gets priced too low.

  • Approvals. Covered and enclosed structures generally need more review than open seating. That review is the one part of the timeline that can't be compressed.

Premium demand is the most valuable demand a late game creates, and the easiest to lose. The programs that capture it are the ones that planned the space before anyone asked for a seat.
